Quotes and cost

Do you charge for an estimate?

No. Estimates are free and carry no obligation anywhere in the Halifax Regional Municipality. We visit the property, measure, look at what is behind the surfaces where access allows, and send a written, itemized quote. How much does a renovation cost in Halifax?

Cost tracks three things: the size of the space, whether plumbing, wiring or structure moves, and the finishes you choose. A bathroom that keeps its plumbing where it is costs substantially less than the same room with a relocated toilet and a fully tiled curbless shower, even though both are described as a bathroom renovation.

Rather than publish a number that will be wrong for your house, we quote after seeing the space. Each service page sets out the scopes we price most often and what each one involves.

What does an itemized quote actually show?

Labour and material broken out by stage of work, so you can see what demolition, framing, plumbing, electrical, tile, cabinetry and finishing each contribute. It also shows a start window, a build duration, the payment schedule and anything excluded from the scope.

The exclusions matter as much as the inclusions. A quote that lists what is left out is one you can compare properly against another contractor's.

Why is one quote much cheaper than the others?

Usually because the scopes are different, even when the project descriptions read the same. Common gaps include disposal, permit fees, painting, electrical upgrades needed to meet code, and the allowance set for materials you have yet to choose.

Put the quotes side by side and compare scope line for line before comparing totals. If something is missing from one, it reappears later as a change order.

How do payments work?

A deposit at booking, progress payments tied to stages of the work, and a final payment once the walkthrough is done and any punch list items are complete. The schedule is written into your quote before you sign, so there are no conversations about money mid-project that you did not see coming.

Can you work to a fixed budget?

Yes, and it is easier when you tell us the number early. Knowing the ceiling lets us design the scope to fit it, choosing where to spend and where to hold back. Working the other way round, pricing an ideal scope and then cutting, wastes everyone's time and usually removes the wrong things.

Timelines and scheduling

How long does a home renovation take?

A bathroom refresh or a straightforward deck is a matter of weeks. A kitchen, a finished basement or a full interior runs longer, and an addition runs into months. You get a realistic duration in writing with your quote, and we tell you early if something shifts rather than leaving you to notice.

How far ahead should I book?

For exterior work and decks, book the estimate in late winter. The Nova Scotia building season is short and it fills quickly once the weather turns. For kitchens, cabinet lead times drive the schedule more than our calendar does, so two to three months ahead of your target start is sensible. Interior projects have the most flexibility through the year.

What causes a renovation to run late?

In our experience, three things: material lead times, decisions still outstanding when the crew needs them, and conditions found once a wall is open. We manage the first by ordering early, the second by settling selections before demolition, and the third by inspecting as thoroughly as access allows during the estimate.

Do you work through the winter?

Interior work continues year round. Exterior work depends on the task and the week: frozen ground affects footings, and tear-offs are scheduled so the building is closed in before deep winter. We plan the sequence around the season and set the start and completion window honestly at quote stage.

Permits, code and insurance

Do I need a building permit for my renovation?

Structural changes, additions, most decks and new plumbing or electrical circuits generally require a permit from Halifax Regional Municipality. Cosmetic work such as flooring, paint or replacing cabinets in the same layout usually does not. We confirm what applies to your project during the quote and tell you before work starts, so nothing surprises you once the job is underway.

Who applies for the permit?

We do, as part of the project, along with preparing the drawings the application needs and managing the inspection schedule. Where an engineered element is required, such as a beam sizing for a wall removal, we arrange that too.

Are you licensed and insured?

Yes. Nova Core Construction is a licensed and insured general contractor in Nova Scotia, and coverage is in place on every job. We provide proof of insurance before work starts whenever you ask for it, and we would encourage you to ask every contractor quoting your project for the same document.

What happens if you find something that is not up to code?

We tell you, show you, and price the remedy as its own line so you can decide. Where the issue affects safety or would fail an inspection tied to the work we are doing, it has to be corrected before we can continue, and we explain exactly why.

Living through the work

Can I stay in my home during the renovation?

For most projects, yes. We dust-protect the work area, cover floors along the route in and out, keep walkways clear and tidy the site at the end of every day. For a full gut or a whole-home interior, we talk through the disruption honestly before you decide, because a few nights elsewhere during demolition is often worth it.

What hours does the crew work?

Standard working hours on weekdays, agreed with you before we start. If someone in the house works nights, has a newborn or takes calls from home, tell us at the estimate and we will plan the noisier stages around it where the schedule allows.

How do you control dust?

Sealed barriers at the work area, floor protection on the traffic route, and air scrubbers where drywall sanding is heavy. Dust never disappears entirely in a renovation, and containing it properly is the difference between cleaning one room afterwards and cleaning the whole house.

Do I need to move furniture and empty rooms?

Clear personal items, valuables and anything fragile from the work area before we start. Larger furniture we can move and protect, and we will tell you at the pre-start walkthrough exactly what needs to be out and what can stay covered.

What about pets?

Let us know they are there. Doors get propped open during material runs and there are tools and offcuts on site, so we agree a plan with you, whether that means a closed room, a note on the door, or keeping the crew out of a particular area at certain times.

Warranty and after the build

Do you guarantee your work?

Yes. Workmanship is guaranteed, and manufacturer warranties on materials and appliances pass to you. The specific terms are written into your quote so the coverage is documented rather than a verbal assurance.

What happens at the end of the project?

We walk the finished work with you and build a punch list of anything that needs correcting. Those items are completed before the final invoice, not after it. You also get any manufacturer documentation, warranty paperwork and care instructions for the materials installed.

What if something goes wrong after you leave?

Is there a travel charge?

No, not within the HRM. Estimates and site visits are free anywhere in the municipality and travel is built into our pricing rather than billed separately.

Call 902-578-9949 and describe the location and the project. Larger scopes can justify a longer drive where smaller ones cannot. We will tell you either way rather than leaving the question hanging.
